We estimate completed project to take approximately 12 years. This gives each of the 4 phases 3 years to be completed and fill up.
For the past 15 years in Klamath Falls there has been a consistent lack of self storage. Several new projects have been completed and are almost immediately at capacity.
We completed a Feasibility Report 8 years ago and it confirmed this information. It would be good to have a current one completed.
We expect Phase 1 to cost approximately 1,000,000.00 to complete.
Phase 1 will require the following:
1) Bringing City Water to the property ( this is under way and will be completed this summer)
2) A considerable amount of excavation will be required, as well as aquiring some fill
3) Installation of a drainage retention pond
4) Construction of the Office and the entry Gate
5) Paving
6) Current planning does include some temperature controlled buildings as there is a shortage of those in Klamath Falls.
7) We expect it will take between 2 and 3 years to fill up the units in phase 1
Phase 2 is a simple extension of Phase 1. It will be agreed to by the City Planning department when plans are finalized so no additional hurdles will be required before this development begins. This Phase requires one of the residences, a mobile home, is removed from the property. This phase is very straight forward and will exponentially amp up the income for the project.
Phase 3 is where we get a real boost due to visibility. The curve you see in the map above is the highway that wraps its self around the property. This visibility will be maximized in phase 3 because we can advertise from the buildings.
